Increasing the Value of Your Home: It’s as Easy as 1,2,3!

Are you looking to sell your home? Or are you wanting to upgrade outdated styles? Either way, you don’t want to pay for renovations that won’t benefit your home, and it can be hard to determine which renovations will give you the biggest bang for your buck.
While there are many good upgrades to choose from, here are three great ones that are proven to add value to your home.

1. Work on the heart of the home. The kitchen is now the heart of the home. Families cook, eat, socialize, and even work from their kitchens. You can add value by doing something as simple as giving it a fresh coat of paint or installing a new sink. If you want to go big, re-do your cabinetry to make it look like you just bought them. You can also add character with a backsplash that makes a statement.

2. Create a getaway. Gone are the days of utilitarian bathrooms. People want a getaway where they can relax, take a hot shower or bath, and unwind. By upgrading your bath or shower with stone tiles or jets, you can increase value. Add a stone sink like marble or granite to create an even more luxurious feel.

3. Just keep cleaning. It may be surprising, but regular maintenance is a great way to increase the value of your home! Replace a leaky faucet; weed your garden beds once a month; clean your bathroom on a consistent basis. While they may be small things to do, they can make a world of difference when it comes to the value of your home.

Quick Fixes to Improve Your Curb Appeal

While we all want our homes to look and feel amazing on the inside, it’s important to reflect this image on the outside as well. While James Construction can help you design your dream kitchen or maybe that patio you always wanted, curb appeal is just one more aspect that can greatly affect the value of your property.  Here are some quick ideas that will make a big impact on your home!

New House Numbers
Unless your home is newly built, your house numbers are probably dirty, faded, or outdated. This is a minor change that can hugely impact the look of your home. Pick out new numbers that coincide with the theme of your home, such as traditional or modern. It is also important to make sure the numbers are visible from the road; consider adding lighting to make sure visitors can find your home in the dark.

Walkway Update
There are many alternatives to the basic cement walkway leading to your front door. One idea to customize your walkway would be to lay brick or stone, giving your home a more sophisticated look. Another idea is to interlace wood planks or stone tiles with mulch or gravel. Adding lighting along the edges of your path will accentuate your design and increase visibility.

Plant It Up
Planting foliage to decorate your home is one of the easiest ways to give it an update. Add window boxes to your front facing windows to considerably up the appeal value. If you have a porch, try decorating it with flower pots. In the yard, adding shrubbery along the front of your home or smaller plants along the walkway will add charm to your home.
Just remember that adding plants and then forgetting about them will do you no good; dead or unruly plants will take away from the appeal of your home.
